I would definitely call Gaston's deal an unethical practice. I find him to be a civilized crook and a confirmed opportunist. Neither does he have any moral pangs in doing shady deeds, he is non-repentant as well. He doesn't feel any guilt in making those 1,00,000 francs without any effort.  I would like to call him an evil character of modern times.

If I would have been at Gaston's place, I would have introduced Mrs. Al Smith to Juliette, the owner of the villa. This would have enabled Juliette get the best price for her villa, and that would have been a totally fair deal.
