In rent received in advance, why rent A/c is debited and Advance rent A/c is credited?

(i)First of all , if we are receiving rent from someone, it is also our income/revenue and and advance rent is also our income/revenue.

Rent that we receive is no doubt our income but if you receive something in advance, it is regarded as inflow of cash but it is not your income for current year. We follow accrual basis of accounting. Only incomes and expenses related to current year are to be taken into consideration. This income received in advance is actually our liability against which we are still to provide housing facilities to our tenant.
